Terms and Conditions for Mantra 1 Residences By Burgundy

1. Booking and Payments

All bookings are subject to availability and confirmation by Mantra Properties. A non-refundable booking amount must be paid to confirm the reservation of a unit. Payment schedules will follow the construction-linked or time-based plan provided by the developer. Delayed payments may incur penalties as outlined in the agreement.

2. Price and Taxes

Prices quoted are subject to change without prior notice at the discretion of Mantra Properties. The final price will include all applicable taxes, including but not limited to GST, stamp duty, and registration fees, which are to be borne by the purchaser. Any changes in tax rates or introduction of new taxes by the government will be reflected in the final pricing and will be payable by the purchaser.

3. Cancellation and Refund

Cancellation by the buyer after booking will result in forfeiture of the booking amount. Any cancellation and refund requests will be handled in accordance with the terms outlined in the agreement of sale. Refunds, if applicable, will be processed within the stipulated period mentioned in the agreement.

4. Possession and Handover

The possession date is tentative and subject to change based on construction progress, statutory approvals, and other unforeseen circumstances. Handover of the unit will take place only after full payment has been received, including all dues related to registration, taxes, and other applicable charges. Any delay in possession caused by factors beyond the control of the developer (force majeure) will be communicated to the buyer, and no compensation will be applicable.

5. Alterations and Modifications

The developer reserves the right to make changes to the building plans, layout, and specifications without prior notice in accordance with statutory requirements or project needs. Any requests for customizations or modifications from the buyer’s side will be subject to approval by the developer and may incur additional costs.

6. Maintenance and Society Charges

Post possession, residents are required to contribute towards maintenance charges for common areas and amenities, as determined by the management body or housing society. Failure to pay maintenance charges may result in penalties and/or suspension of access to common amenities.

7. Legal Compliance

All transactions will be governed by applicable laws and regulations, including but not limited to RERA (Real Estate Regulation and Development Act) and other relevant local building and housing laws. The buyer must comply with all local and governmental rules, including the registration of the property and payment of associated charges.

8. Dispute Resolution

In case of any disputes or differences, both parties agree to settle the matter through mediation or arbitration in accordance with the Arbitration and Conciliation Act, 1996. The jurisdiction for all legal matters will be the courts located in Pune.
